RCP purchased the property in March 2005 in partnership with Dallas-based First Worthing, and is currently pursuing development approvals. The four-story development will contain approximately 140 residential condominiums, 7,000 square feet of ground floor retail, and a four-story parking garage. The project will be an integral part of the revitalization of the Route 1 corridor, as it will replace a long-vacant motel with much-needed housing and retail.
The property is located on the west side of highly-traveled Baltimore Avenue, just north of University Boulevard in the College Park municipality of Prince George's County. Strategically situated between I-495 to the north and the University of Maryland to the south, the property provides excellent vehicular access to the proximate employment centers of Beltsville (USDA), Greenbelt (NASA-Goddard), the University of Maryland, and downtown Washington, DC. Both the Greenbelt and College Park Metro Stations are within two miles of the property, providing metrorail access to the entire region.
